This May Be a Fit If…

  • The money is going to a business, an investment property or a project.

How It Works

Equity-Based, Not Credit-Score-Gated

Keep Your First Mortgage
No need to refinance an existing loan with favorable terms just to access your equity.
Business-Purpose Only
Structured for business or investment use, with underwriting that weighs equity and situation alongside credit.
Local, Not Just Nationwide
Our office is in Glendale. We underwrite Riverside County deals directly, not through a call center in another state.

Who It’s For

Homeowners and Investors

Plenty of private lenders won’t touch a primary residence. We lend on the home you live in when the loan has a business purpose, and on investment property too.

Your Primary Residence
Borrow against the home you live in when the money goes to a business or investment use, like funding your company, buying another property or paying for a project. A signed business-purpose statement is part of closing.
Investment Property
Pull equity out of a rental or other investment property and leave the first loan alone, whether it’s for your next acquisition or a rehab already underway.

The Riverside Market

Larger Lots and a Wide Range of Housing Ages

Riverside mixes older, historic neighborhoods near Downtown and the Mission Inn with newer suburban tracts further east, and average lot sizes here tend to run larger than in coastal Southern California cities. That range in lot size, home age, and construction type is part of why generic Inland Empire averages don’t hold up well for underwriting.

We underwrite Riverside County deals directly out of our Glendale office, rather than through an out-of-state call center. We look at your property’s actual lot size, condition, and comps, not a regional average.

Straight Answers

Questions Riverside Homeowners Ask

Do you actually work in Riverside, or is this a national call center?

We’re headquartered in Glendale and underwrite Riverside County deals, including Riverside itself, directly — not through an out-of-state call center. A historic property near Downtown Riverside and a newer tract home further east get evaluated differently, and that’s part of how we structure a file. We underwrite Riverside-area deals in-house.

Riverside has a wide range of lot sizes and property ages — does that affect the appraisal?

Yes. Lot size, home age, and condition all factor into appraised equity, and Riverside has more range on all three than most Southern California cities. We look at your specific property rather than a citywide or countywide average.

What’s the catch?

There isn’t one, but there is a constraint worth being clear about: MDI makes business-purpose loans only. Proceeds have to be used for a business or investment purpose, not personal or household expenses, and a signed business-purpose statement is required at closing. If you need money for personal use, we’re not the right lender.

Do you check credit?

Yes. Credit history is one factor alongside your equity position, the property’s condition, and the exit strategy. Equity carries more weight here than at a bank, but any lender telling you credit is irrelevant is not being straight with you.

What are your rates and fees?

They vary by product and situation, and they’re disclosed in writing before any commitment. Private money costs more than a bank loan. That’s the trade for speed and flexibility. We’ll show you the real numbers before you decide anything.

What if I don’t qualify?

We’ll tell you quickly, and where we can we’ll point you toward what would actually help. If you’re facing foreclosure, free counseling is available from a HUD-approved housing counselor at hud.gov/findacounselor or (888) 995-HOPE.
