Rates, points, and fees vary by product, property, and borrower, and are disclosed in writing before any commitment. We don’t publish a rate sheet because a number without the context of a specific deal would be misleading, and any lender quoting you one before seeing the file is guessing.

It depends on title condition and how quickly documentation comes together. Private lending is generally much faster than conventional financing, but we won’t name a number of days before seeing the file. Tell us your deadline and we’ll tell you honestly whether it’s realistic.

Yes. Credit is one factor among several. Equity position, property condition, and exit strategy carry significant weight alongside it. We weigh the asset more heavily than a bank would, but we don’t ignore credit and we won’t claim otherwise.

Then we look at the other capital partners in our network. Different partners have different appetites and thresholds, so a file that doesn’t work with our capital often works with someone else’s. If nothing fits, we’ll say so quickly rather than leaving you waiting.
