How It Works
Straight Answers
It starts from what the property is worth once repaired, then subtracts the cost of the work, holding costs, and a margin. That’s why an as-is cash offer is lower than a market sale — you’re trading price for speed and certainty.
Because an as-is offer prices in every repair the buyer will have to make. If we fund the work first and list on the open market, the sale price is usually higher, and you carry no out-of-pocket repair cost. It takes longer, and results depend on the property and the market.
On a direct cash purchase there’s no agent commission. On Mend & Market, the repair cost and standard listing costs come out of the sale proceeds rather than your pocket, and the terms are agreed in writing before any work begins.
Selling is still possible, and there are additional protections for you if a Notice of Default has been recorded — including a written contract and a cancellation right. Free counseling is also available from a HUD-approved counselor at hud.gov/findacounselor or (888) 995-HOPE.
