What to Know About Arcadia

Arcadia rises from the San Gabriel Valley floor to the foothills, with Santa Anita Park and the Los Angeles County Arboretum near its center. Much of the city is large-lot single-family neighborhoods built from the 1930s through the 1960s, and many of those original ranch homes have since been replaced with much larger new houses.

Arcadia homes on big lots in neighborhoods like Santa Anita Oaks and the Rancho hold a great deal of equity, and many owners have a first loan they want to leave alone. A second mortgage reaches some of that equity for a business purpose on a primary residence or against an investment property. We look closely at the lot, since land value makes up so much of an Arcadia appraisal. The current first mortgage is not refinanced.

Straight Answers

Cash-Out Second Mortgages in Arcadia: Questions

My Arcadia house is worth far more for the land than the structure. Does that matter for a second?

Not in a bad way. The appraisal values the whole property, land included. The second goes behind your existing first loan for a business or investment purpose.

Do you lend in Arcadia?

Yes. We’re a California-licensed direct lender headquartered in Glendale, and we underwrite Los Angeles County deals directly, including Arcadia, rather than handing them to an out-of-state call center.

Can I borrow against my primary residence?

Yes, when the loan is for a business or investment purpose. That’s what sets us apart from many private lenders who won’t lend on an owner-occupied home. A signed business-purpose statement is required at closing, and the proceeds can’t be used for personal or household expenses.
