Land Loans in Long Beach
Much of Long Beach was built before 1950. Craftsman and Spanish-style homes fill Bixby Knolls, California Heights and Wrigley, while neighborhoods closer to Downtown and the water have a large share of duplexes, triplexes and courtyard buildings.
True vacant land is scarce in Long Beach. Most land deals here are infill lots, parcels between existing buildings or sites at the edges of industrial areas, and the value depends heavily on zoning and what can legally be built. We lend up to 50% of the appraised value, based on the appraisal, whether you’re buying the lot or refinancing one you own.
How It Works
Rates, points and fees depend on the parcel and the deal and are disclosed in writing before you commit.
Where We Lend
We lend throughout Long Beach and the rest of Los Angeles County, including these areas.
Straight Answers
Yes. We lend up to 50% of the lot’s appraised value, purchase or refinance. Zoning and what can be built on the lot are the biggest drivers of that value.
Yes. We’re a California-licensed direct lender headquartered in Glendale, and we underwrite Los Angeles County deals directly, including Long Beach, rather than routing them through an out-of-state call center.
Up to 50% of the appraised value, purchase or refinance. That’s a ceiling, and the appraisal sets the number, so we can’t move forward on a file without one.
