Land Loans in Torrance
Torrance was laid out as a planned industrial city in the early 1910s, and Old Torrance still reflects that original plan. Most of the city, though, filled in during the post-war boom of the 1950s and 1960s, with single-story tract homes in North Torrance, Southwood and Walteria and hillside homes in the Hollywood Riviera.
Raw land is rare in Torrance, so most land loans here involve a buildable lot left after a demolition, a small infill parcel or a lot split. Value comes down to zoning and what can be built. We lend up to 50% of appraised value, purchase or refinance, and the appraisal sets the number.
How It Works
Rates, points and fees depend on the parcel and the deal and are disclosed in writing before you commit.
Where We Lend
We lend throughout Torrance and the rest of Los Angeles County, including these areas.
Straight Answers

Yes. We’re a California-licensed direct lender headquartered in Glendale, and we underwrite Los Angeles County deals directly, including Torrance, rather than routing them through an out-of-state call center.
Up to 50% of the appraised value, purchase or refinance. That’s a ceiling, and the appraisal sets the number, so we can’t move forward on a file without one.
